According to the AAPC, certified coders earn 27% more than non-certified coders, with an average salary of $60,097 per year. highest-paying state for medical coders make an average salary of $67,130 per year.
Being a medical coder is excellent for stay-at-home moms because typically it’s a remote, work-from home type job.
I have MULTIPLE stay-at-home mom friends who have this job so they can spend more time with their kiddos and save on childcare.
Education Requirements?
To become a medical coder, you need to have a high school diploma or equivalent, and complete a medical coding training program. There are many online courses available that can help you prepare for the certification exam. You can also choose to enroll in a college program that offers an associate or bachelor’s degree in health information management or a related field. Depending on the type and length of the program, the cost of training can vary widely.

Mortgage Loan Originator
A know many a single mother who subscribes to this career. You know why? It’s SUPER flexible. That’s why it’s on this list. It’s not an “easy” job to get into. You will need a knack for marketing and selling yourself and your services. You also will most likely end up being a 10-99 contractor. However, you get to make your own hours. You get to work when and how you want to at most establishments (there are some exceptions.) and since you act like a salesman, you get paid like a salesman. When you work hard for that commission, that means big bucks. (Usually 1% of all loans you originate.)
According to the Bureau of Labor Statistics (BLS), the median annual salary for mortgage loan originators was $64,660 in 2017.
However, this amount can vary significantly by state and company. For example, according to Indeed, the average salary for mortgage loan originators in Oklahoma (where I live currently) is $154,417 per year in 2023.
The highest-paying companies were Obsidian Financial Services, Coast2Coast Mortgage, Network Capital Funding Corporation, NEXA Mortgage and Eastern Union. According to Loan Officer License, some mortgage loan originators can make upwards of $100,000 per year, depending on their skills and performance.
Education Requirements and startup costs?
Pre-licensing courses: These courses are required by the National Mortgage Licensing System (NMLS) and cover topics such as federal law, ethics, lending standards and mortgage origination. They take 20 hours to complete and cost between $1,000 and $3,000.
State license: Each state has its own requirements for obtaining a mortgage origination license. You may need to complete additional education, submit to a background check, pay a fee and pass a state exam. The fee for the license can range from $30 to $200.
National exam: This is a two-part exam that tests your knowledge of federal law, regulations, ethics and mortgage products. It costs $110 to take the exam and you need to score at least 75% to pass.
The total cost of becoming a mortgage loan originator can be anywhere from $1,140 to $3,310, not including any additional expenses for travel, materials or retakes. You may also need to pay for continuing education courses and license renewal fees once you start working as an MLO.

The amount of money you can make with retail arbitrage varies depending on your skills, strategies, and goals. Some people do it as a hobby or a side hustle and make a few hundred dollars a month. Some people do it as a full-time business and make thousands or even tens of thousands of dollars a month.
This one is a favorite of mine because it truly is one of the most flexible of anything on this list. I was able to dip my toes into it when I had a newborn because you really can just do it when you have the time or energy. There are almost no deadlines associated with it and a pretty small learning curve.
Retail arbitrage is a way of making money by buying products from retail stores and selling them online for a higher price. It can be a profitable and flexible business model, but it also requires some research, planning, and investment. Here are some steps to get started with retail arbitrage:
Pick a niche
Whether that’s beauty products or kitchen goods or baby items, do some research and pick a type of product you want to sell in a *hopefully* underserved market.
Find products to buy
You can use various methods to find products that are discounted or in high demand, such as scanning barcodes with apps like Scoutify or Profit Bandit, I recommend using Brickseek. I used this app and made about $400 in a couple of weeks. You can also browse through clearance sections or sales flyers, or use online tools like Keepa or CamelCamelCamel to track price history and sales rank of products on Amazon.
Buy the products
Make sure you check the condition, expiration date, and packaging of the products before you buy them. Also, keep the receipts for tax purposes and potential returns.
List the products on Amazon or Ebay
You need to provide information such as product title, description, condition, price, and shipping options. You can also use third-party software like InventoryLab or AccelerList to streamline the listing process.
Ship the products
This one speaks for itself.
Monitor your sales and profits
You can use Amazon’s Seller Central dashboard or app to track your sales, inventory, fees, and profits. You can also use tools like Fetcher or SellerApp to analyze your data and optimize your performance.
The cost of getting into retail arbitrage depends on several factors, such as:
- The type and number of products you buy
- The source and location of the products
- The fees and expenses involved in selling on Amazon
- The profit margin you aim for
For example, it will probably be much less expensive to get into selling… Let’s say, spoons, than it would be to start flipping TVs. A good profit margin to aim for in any category is usually agreed to be around 30%. That way if you missed something in your calculations of costs, fees, taxes, etc. you at least shouldn’t be in the red.
Retail arbitrage can be a rewarding way to earn extra income or start an online business if you are willing to learn the ropes and work hard.

Bookseller
Some people make a KILLING selling old books on Amazon. They go to thier local goodwill, garage sales, estate sales, etc and resell on Amazon or Ebay. Since most books can be sold for a profit when purchased for a dollar or so at goowill, people make a good living doing this.
Some experts even make HUNDREDS OF THOUSANDS of dollars doing this. Since rare and high value books can be purchased often for pennies and sold at a hefty profit.
The earning potential on this one is hard to calculate. It depends on your area’s market and if there’s much competition for the “good” books at local arbitrage spot. Typically people make a 20-30% return on their money, but it’s not at all uncommon for people to make $6,000 a month doing this full-time.

The steps for bookselling are pretty much the same for retail arbitrage, (mentioned above) only you have already picked your niche and you would source these books from estate sales, close out stores, thrift stores, garage sales, etc.

According to Glassdoor, the average salary for a UX designer was $93,147 per year as of September 2021.
The top-paying companies for UX designers include Meta, Google, and Amazon Web Services, with salaries ranging from $160,838 to $203,330 per year.
The top-paying states for UX designers include California, New York, and Washington, with salaries ranging from $103,000 to $115,000 per year. The top-paying cities for UX designers include San Francisco, New York City, and Seattle, with salaries ranging from $111,000 to $125,000 per year.
This job may be less flexible than some on this list, but the pay is incredible AND it’s a work-from-home gig, so I couldn’t exclude it.
